We are now experiencing what I am coming to realize in the real estate market in the River Valley is a new normal.  Housing prices are becoming more stable than a year ago and buyers are beginning to find their way back into the market.  However as a seller you should realize this is not the same market as when you purchased your home.  Especially if it was in the last 3 years.  An appraisal that was done prior to the last 6 months will most likely do you no good in today’s market.  There has been an adjustment in price and like in  any open market, the real estate market  has experienced some changes.  Some good changes and some not so good.  It is as important now as ever to pay attention to small details when selling and make sure your home is in the best shape in can be in to compete in this market.  Having a home inspection prior to selling and staging your home are investments well worth the money to sell in today’s market.  Pay attention to the most recent sales as well as the homes actively on the market in your price range.  Buyers are aware of the competition so sellers would do well to do the same.

Real estate buying and selling has changed in the last few years and you need the most current information possible for buying or selling in this market.  For home buyers there hasn’t been this great a time to buy in a number of years.  Properties are on sell and the interest rates haven’t been lower since the depression.   3 key tips to remember when shopping in this market 1.  Location is still key – look for properties in areas that as the market changes you will benefit the most from the appreciation that comes. 2. Condition- this means you are looking for unexpected costs that could be hidden that aren’t expected in your monthly housing allowance.  Always get an inspection.  3. Patience- it is a virtue and can be key during this time.  Patience when looking for your next home during this market will help you get the deal you were waiting for.
